What To Do When Your House Just Won't Sell

Many house buyers have found themselves in this awful position recently. The downturn of the economic market left many property sellers stranded. We found ourselves in a buyer’s market. It meant that buyers could dictate the price and sellers were stuck in their homes.

We are still suffering the hangover of this recession. Although the economy is slowly turning around, many homeowners are still struggling to sell. There are less buyers out there and more homes going up for sale. If you’ve found yourself in this limbo situation, we’re here to help. This is what to do if your house just won’t sell.

Lower the asking price - We’ll start with the obvious choice. It’s also the least popular choice. Moving house is no cheap feat, admin fees and taxes are through the roof. You need the money from the sale to pay for these and afford your new home. The last thing you want to do is lower the asking price. However, it may be a price worth paying if it helps your home sell. It’s often worth taking a small hit, rather than hanging onto a property that won’t sell. Try a 2% decrease in price, it might just sell your house faster.

Change realtors - Sometimes, it’s not the house that’s the problem. There are good realtors in the world, and there are bad realtors. Often, people just aren’t finding your home. Your estate agent is responsible for advertising and promoting your property. If they aren’t doing their job, it’s time to look elsewhere. Ask yourself how well your realtor is working for you.

Alternative routes - There are companies out there that will buy your house outright. It saves you the hardship of putting it on the market and going through this difficult process. Look for companies that say “we buy houses”. They’ll usually make an offer on your home, no matter its condition. It’s a quick and easy way of moving on.

Change your photos - Often, the simplest tricks are the best ones. Most potential buyers will see your home online or in a sales brochure. They are judging the entire property on just three or four photos. Ask yourself how well these photos are portraying your home. It’s often worth bringing in a professional photographer to capture your home at its best. They’ll know how to add space and depth to a room using a camera. It could be just what you need.

Make some changes - When it comes down to it, all the marketing in the world can’t sell a run-down home. Take a good look at your property and see if there are some changes you could make. Neutralise the whole property with a lick of fresh paint. Tidy up the front aspect and give it a little more ‘curb appeal’. Make some big repairs and improve the structure of the property. Take it off the market and then reintroduce it at a better time of year.

There’s nothing more discouraging than when your home just won’t sell. Don’t let it get you down. Take action and make the sale happen! Take these steps and you’ll sell it in no time!
