5 Bathroom Design Tips to Increase Your Home’s Resale Value

If you’ve been thinking about redesigning your bathroom, there’s a pretty good chance that you want to do it in order to change the way that room in your house currently looks. However, did you know that there are certain bathroom designs that can actually increase the resale value of your home?

As you’re writing down some things that you would like to do “upgrade” your bathroom’s décor, we wanted to provide you with a list of five things that will not only make your bathroom more attractive but your increase the price of your property as well:

Change the walls. All of us have been in a house where the walls in the bathroom look extremely dated and that can make the bathroom itself appear quite unappealing. By painting the walls with a neutral palate or using a more contemporary pattern of wallpaper, you can change the total look and feel of your bathroom and make it more inviting for guests.

Install an energy-efficient showerhead and toilet. Just about any real estate agent will tell you that a home that is modeled to be energy efficient is one that potential buyers are willing to pay good money for. That’s why we recommend that you install a low-flow showerhead and a low-flush commode. Both will significantly reduce the cost on your monthly water bill.

Put in some new light fixtures. Another thing that a real estate agent will recommend to increase your home’s resale value is to put in some new light fixtures; especially if you are in the process of remodeling a smaller bathroom. Wall sconces, chandeliers and flush ceiling lights are all nice additions that will provide plenty of light while expanding your space.

Change your countertops (and floors). If you want to catch the eye of a potential buyer, it can never hurt to change your countertops. Although you have a variety of options to choose from the kind that really seem to modernize a bathroom are countertops that are made out of stainless steel, granite, quartz, solid-surface and tile. Speaking of tile, you might want to think about giving your floors a new look as well. New tile made out of limestone is great for a contemporary look or if you want more of a rustic feel a floor that is made out of oak plank is ideal.

Upgrade your plumbing. You can do all kinds of cosmetic things to your bathroom, but if the plumbing is not up to par, it’s still not going to matter much. People want to be in a bathroom where they like they can freely use all of the facilities.
